Homebuyers are increasingly turning to video for house hunting!

Gone are the days of waiting to view a home for sale.  Aerial / virtual tours allow buyers to view the property 24 hours a day. Real estate sales have gone digital. Beginning with Zillow, MLS, Trulia and other listing websites offering photos and floor plans, many of the typical methods of hunting for properties are now accomplished online. According to The National Assoc of Realtors, 85% of buyers and sellers prefer to work with an agent who uses video marketing. But only 15% of agents are actually using video.

Video is proving to be the most effective ways to corner this online market.

Home buyers who are shopping for a new home can narrow down their choices by viewing houses, duplexes and condominiums online before ever calling an agent. 

Show with video what the professional photography cannot convey

When creating a virtual tour for my listings, I keep one rule in mind: Show with video what the professional photography cannot convey. Although professional photos of any listing are essential, video allows the camera to show the property in ways that still photos cannot. Video photograph will see sweeping 90,180 and even 360 degree views. If you have a room with vaulted ceilings or a very large backyard, video can be used to show off these spaces in a three dimensional way.

A good virtual / aerial tour should walk the viewer through the home starting on the front exterior and then working into the living/family rooms, then to the kitchen area, on to the bedrooms/bathrooms, and finishing off the interior with featured bonus rooms. The ending scenes should show off the back yard, pool & spa and then the final scene wraps up the tour with a bird's eye view of the surrounding neighborhood, and overall location.
